What do real estate agents do?

Real estate agents and brokers help with the buying and selling of homes and other types of property. These workers have a thorough knowledge of the real estate market in their community, which neighborhoods will best suit their client’s needs and budget, what the local zoning and tax laws are, and where to get financing for the purchase. In addition they also act as a medium for price negotiations between buyer and seller. The broker is generally an independent business person who not only has a greater knowledge of the field than an agent, but who also engages in activities beyond just buying and selling real estate. The agent is generally an independent sales worker who contracts his or her services with a broker.

Real Estate Agents Requirements

Entry Requirements in Prior Experience:

Possibly helpful prior experience for this field might include work as an insurance agent, travel agent, or auto sales worker. Though such experience is not required, it should give career changers an advantage when seeking entry level opportunities.

Entry Requirements in Personal Qualities:

Career changers who want to enter this field should have a strong interest in persuading others. Motivating customers to buy is one of the most important aspects of this highly competitive occupation. But because a real estate purchase represents a major step for most buyers, agents and brokers must display honesty, maturity, and tact, as well as enthusiasm, when making a sale. Also, as with any other business involving direct contact with prospective customers, a pleasant personality and neat appearance can mean the difference between success and failure. A good memory for names and faces and business details, such as taxes, zoning, regulations and local land use laws, is also helpful.Good math and verbal abilities should also prove helpful in making necessary financial calculations and in understanding the complex language of real estate laws and regulations. This is especially important in the course work required for licensing.

All real estate agents and brokers are required to take specified courses and to pass a state licensing examination. The coursework and examination for brokers is more comprehensive than that for agents. Agents generally must complete 30 hours of classroom instruction, and brokers must complete 90 hours, before being eligible to take the licensing examination. In addition, brokers must usually have from one to three years experience in selling real estate, though some states waive the experience requirement for those who have a four year college degree in real estate. Many colleges and the National Association of Realtors offer advanced courses for experienced agents and brokers. These courses can provide valuable training in specialized areas of the real estate field.
